i've got an offer in principle from barclays/woolwich and an offer accepted from the seller. i just need a solicitor now. had this quota from 1 place and need advise on whether it's reasonable or not. 1st time buyer so have no idea on this stuff

the legal fees for the purchase will be £350.00 plus VAT. There will also be the following disbursements payable;

Local Search £101.00
Environmental Search £47.96
Water Search £41.81
Land Transaction Return Costs £46.00
TT Fee £40.25
Land Registry Fee £80.00
Land Registry Search £4.00
Bankruptcy Search £2.00 PER NAME
Chancel Check £17.25
SDLT Online Submission Fee £11.50

around 750ish + Vat i guess


does that look alright? anyone able to recommend someone in the l'pool area?

Legal fees for when I have been buying a house (three times now) have never been more than about £500 including all the searches so depending on the area it could be right(ish!)

edit actually its maybe on the high side!

what i thought. trying to find something cheaper and was hoping for a referral from someone :o

I've been quoted £860 inc VAT on buying a place, which is a bit high but they're next door to my work so can just drop in to sign things.

the local search from the council can be done normally in a day or two rather than waiting for someone to be bothered to send a office junior around to the council offices and you wont get ripped off

£ 350 for the fees seems pretty cheap to me (based on darn sarf rates)

well, got it now as well as a mortgage from barclays. soon, i'll be on the property ladder. yay me :D

just got a list of what's included in the flat. fridge/freezer, washing machine etc.

what's to come after that?
