Non residential area probibly, they dont want to disturb companies around them so they do it thru the night, and its near a main road and would distract people more during day rush hour etc.. well thats my thinking :D

I think it's for safety reasons. If you look closely, you can see that when they are acctually pulling the building down, no cars are crossing the junction.
